Garden Eden seeks every form of land in the DACH region: farms, equestrian properties, permaculture farms, meadows, forests, vineyards, alpine pastures, fallow land, eroded plots, orchard meadows, conservation land, spring rights, lakes, watercourses and farmsteads with buildings — regardless of size or current condition.
02Which regions does Garden Eden cover?
Primarily the DACH region: Germany, Austria, Switzerland as well as South Tyrol and Liechtenstein. Core regions include Tyrol, Salzburg, Upper Bavaria, Upper Austria, Styria, Vorarlberg, Carinthia, Lower Austria, Bavaria, Baden-Württemberg and the Swiss midland.
03What happens after I get in touch?
The GOTT WALD office responds personally within 48 hours. We review your offering discreetly, schedule a confidential first conversation, prepare a non-binding valuation and discuss together which of the four paths fits your situation. Only then is a decision made — at the earliest.
04Does Garden Eden also buy distressed or complex properties?
Yes. Garden Eden is open to complex situations — inheritance without succession, unclear ownership structures, pressing loans or time-critical decisions. Discretion and decisive speed are part of the approach. Equity financing gives us a tempo that conventional buyers cannot match.
05What are the four ways to sell?
First: clean direct purchase — you hand over, we develop further. Second: purchase with equity — you sell and remain co-owner of the project. Third: purchase with employment — you continue as salaried farm manager. Fourth: purchase with cooperation — you stay on as external partner, your knowledge remains, the financial pressure goes. Which path fits, we determine together.
06Can I keep my employees?
Yes — that is explicitly desired. Existing employment relationships transfer under § 613a BGB (Germany), § 3 AVRAG (Austria) or analogous Swiss law. Garden Eden has a strategic interest in retaining experience on the farm — you know the land, your employees know the operation.
07What happens to the farm after the sale?
Garden Eden develops acquired land regeneratively over the long term — no speculation, no parcelling into building plots, no industrial construction on agricultural land, no resale to private equity. Land is bound as a Real World Asset within the PLHH ecosystem. Concrete plans per farm emerge jointly with the seller during the first conversation.
08How is Garden Eden different from brokers or investment funds?
Three points. First: equity — we buy directly, no investor pressure, no consortium in the middle. Second: no commission, no broker fee — we are not the middleman, we are the buyer. 09How fast does a sale typically close?
From first contact to notarised signature typically six to twelve weeks — depending on land registry, inheritance matters, permits and the seller’s preferred pace. In urgent cases (foreclosure date, acute crisis) we can close within four. For complex situations we take more time. You set the pace.
